Katy expertly navigated us and our buyers through a seamless, transparent, and highly efficient real estate transaction. She was very responsive and collaborative, providing essentially real-time guidance and updates throughout the process, which was particularly important given that most of this process was done remotely with a three-hour time zone difference between sellers and buyers. I would strongly recommend her to anyone who is looking for a highly effective real estate agent!
Katy Blus is fantastic and she is super knowledgeable of the home buying process. She walked me through every step and I felt extremely lucky to be able to work with her. We were able to buy a house in the midst of one of the most competitive housing markets this already crazy housing market has ever seen, and we absolutely could not have done it without Katy's help.
There are some things that I imagine are just table stakes when it comes to most competent agents (sending listings, helping you put your offer together, etc), but Katy's superpower is definitely her persistence and ability to get ahold of critical information like the number of offers, the general ranges / nature of those offers both before and after the offer deadline.
As a buyer in this hyper competitive market, that helps you from a few different vantage points:
1) this helped save us time from not submitting offers for houses we knew were going to land over our budget
2) even when our offers didn't win, Katy was always really good about following up to figure out what the ultimate number ended up being so we could calibrate our expectations and take those comps into our next offers (meanwhile, our original agent that we worked with prior to switching over to Katy basically told us to just wait until the deal closed to see what the final price would be on the MLS)
3) similarly, Katy was really great at helping us chase down how much other pending listings ultimately went for in order to get us the most updated comps
Real estate buyer agents often get a bad rap for pushing buyers to be more aggressive so they can make more money in commission, but I honestly felt like Katy was on our side - on numerous occasions, she actually recommended that we go lower when she thought we could still stand a chance and be competitive at a lower number. With the house we ended up buying, we actually ended up going much less aggressive than our original number on Katy's advice because we knew the listing wasn't as competitive.
Even after we got our offer accepted, Katy pushed the listing agent to consider a seller credit, which we actually ended up getting, and also helped guide us through the process of switching lenders in the midst of a very tight closing period so we could get a better rate.
With Katy on your side, you'll definitely have a leg up on your competition. We were lucky enough to have stumbled up on Katy from a referral and are so glad we went on this journey with her - we can't recommend her enough!

As a first time home buyer, I was thankful for Katy's help in navigating the entire buying process. Starting with the pre-approval process and how to get the best pre-approval letters, to finding the right houses to visit, to writing offers with the best terms to be more appealing to sellers, and ultimately to closing on the house. Even after closing, Katy still helped by sending me contacts from people she worked with in the past to help me with the house.
One area that I've found Katy to be particularly good at is negotiating. First by working with me on an offer price and terms, then by reaching out to the seller's agent to understand how close/far my offer was, and finally by allowing me, whenever possible, to improve on my initial offer. Her negotiating skills were I believe a large factor in my offer being ultimately accepted.
I would definitively work with Katy again in the future!
